The high-end housing market in Modesto has seen significant growth in 2025, reflecting a national trend where luxury home prices have reached new records. According to Redfin Real Estate, the typical luxury home in the United States sold for $1.35 million in March, and in many areas, homes with a million-dollar price tag are no longer considered “luxury.”

Redfin compiled a list of the highest-value homes in Modesto using its Redfin Estimate as of September 11, 2025. The most valuable property is located at 6919 Yosemite Blvd, valued at approximately $4.24 million. This home features three bedrooms, two bathrooms, and covers 2,020 square feet.

Other notable properties include:

– 7445 River Nine Dr ($4.13 million), offering four bedrooms and three and a half bathrooms over 5,443 square feet.
– 7437 River Nine Dr ($3.86 million), with six bedrooms and six bathrooms spanning nearly 8,000 square feet.
– Several homes on River Nine Drive make up much of the top tier of Modesto’s real estate market.

A unique listing at 2901 Health Care Way stands out for its size—71,877 square feet—but details about its residential amenities were not available.
